  • Cottages of Albertville Phase 1 is a 55+ community. No one under the age of 55 may reside in a unit unless granted a written exception by the Board due to hardship or special circumstance.

  • No. The Declaration explicitly states that no pets or animals of any kind are allowed, whether kept inside or outside the unit. The only exception is for bona fide service animals as required by law.

  • Dues are currently $250.00 per month, due on the 1st of each month. These assessments cover shared costs like maintenance, lawn care, insurance, and more. You can pay by check or other approved method. If your contact info changes, please notify the Board so you continue to receive billing updates.

  • The Association is responsible for maintaining the common elements, including:

    • Roofs, siding, and building exteriors

    • Lawn care and landscaping

    • Driveways and sidewalks

    • Snow removal

    • Common property insurance

    Homeowners are responsible for the interior of their unit and exterior rock areas. All areas must be maintained in good condition.

  • Yes. Any architectural or exterior changes require written approval from the Board before work begins. This includes landscaping, fences, railings, or any alteration to the exterior of your unit or limited common elements. You can view the Exterior Change Form here.

  • Each year, the Board prepares a budget and sets the annual assessment for each unit. Homeowners receive notice at least 30 days in advance. Payments are typically due in equal installments unless otherwise determined by the Board.

  • Notices from the Association are typically delivered by email to each homeowner at their email address on file. You may also choose to register alternative contact methods by submitting your information to the Board.

  • Each unit is entitled to one vote in Association matters. Voting occurs at the annual meeting or any special meeting. Homeowners may vote in person or assign a proxy to vote on their behalf.

  • Seasonal decorations are permitted, but any permanent changes or additions to limited common areas require Board approval. The Association encourages tasteful, non-disruptive décor that maintains the overall appearance of the community.

  • The Board may issue written notices, levy fines, or take legal action to enforce the Declaration, By-Laws, and any adopted Rules & Regulations. The goal is always to resolve issues fairly and maintain a respectful living environment.
